When a suit is filed in any court, affecting title to real property, a Lis Pendens should be filed with the Clerk of the Chancery Court, in any and all county's where said property is located. A Mississippi Lis Pendens requires:

At which time the Clerk will immediately file the Lis Pendens to become public notice. 11-47-9

Deeds.com had much better and fuller information than any other help i found (90% complete vs 60 % complete); they tout how up-to-date they are on all the counties in the country and the idiosyncrasies of each county's forms and procedures; but some minor points of the info i needed were missing or confusing. Including that they sold me on e-Recording my deed through them, only to find out after i had done all the prep for that, that they had failed to tell me upfront (or i missed it somehow) that the county i was dealing with did not yet accept online recording. So, they were by far the best i found, but not 100%.

You need to add some short-form mortgages and notes for those who don't want endless clauses which might scare the other party away.

It's worth noting that short-form mortgages generally incorporate the full provisions by reference to a master form or statute, so the underlying terms still apply even though they don't appear in the recorded document. That said, your point about simpler instruments for private and family lending is well taken, and we'll consider options that cover the essential terms more concisely. Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now? Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.
