Are there any recurring fees involved?
No. Nothing to cancel, no memberships, no recurring fees.
A Deed of Trust is a (security instrument securing the payment or satisfaction of any debt or other obligation.) (MRS 443.005) This is often considered a preferred method of financing real property because foreclosures are done non-judicially with no right of redemption, through a trustee sale, saving time (typically 60-90 days if uncontested) and expense. This Deed of Trust contains a "Power of Sale" clause, in the case of default the borrower(s) have pre-authorized the sale of the property. Without a "Power of Sale" a judicial foreclosure will likely have to be performed. (See 443.290 Mortgages and security agreements with power of sale)
The "Promissory Note" defines the terms of the loan, Principle owed, interest rate charged, default rate (interest charged if Note is in Default), late payment fees, etc.
These forms are flexible, use for residential, rental units, vacant land, small office and commercial. A "Special Provisions" section allows the lender to further customize the package to his/her needs. Can be used when existing liens are in place.

Forms easy to download but experienced problems trying to type in my information into the forms. Then when I went to print a form, Adobe wanted to charge me for printing. I ended up printing the blank forms and then filling them out manually.

Great service! I downloaded the Quit Claim Deed package and I'm so grateful I did. It contained detailed directions on how to fill out all the forms, an example of a finalized copy, and excellent customer service. Also, if you choose to use their digital service, they will digitally submit the documents into the County Recorder's Office for you. My E-deed was not excepted by the county, so I had to snail mail the documents to the recorders office. Will probably not use this site again, as it did not fulfill my purpose, but would recommend to those who do not have complicated forms.

I took a chance and downloaded the Beneficiary Deed form -- would have liked to have been able to see the form before I paid, but I took a chance as everywhere else I looked online wanted me to fill out form online and then pay $30+ for each deed. I'm doing several, so I was glad to be able to just download the blank form that appears to be one I can directly type into on my computer. Yay! Would use your site again if needed. Thanks!

TODD Form would not print surveyor degrees character (superscript "o") in Exhibit A. It also would not print the "Return Address" or "Prepared By" entries with my middle name as your example showed.
