This is a general durable power of attorney, created pursuant to the durable power of attorney law of Missouri, and the authority of your attorney-in-fact shall not terminate if you become disabled or incapacitated.
The principal delegates to an appointed attorney in fact, (general powers to act in a fiduciary capacity on the principal's behalf with respect to all lawful subjects and purposes or with respect to one or more express subjects or purposes.) 404.710. 1.
The principal has the choice of choosing one of more successor agents, in the event that the agent can't or won't act.
Your agent shall not have the authority to do any of the following acts:
1) To make, execute, modify or revoke a living will declaration for you;
2) To require you, against your will, to take any action or to refrain from taking any action;
3) To make, publish, declare, amend or revoke a will for you;
4) To carry out any actions which were specifically forbidden by you while you were not under any disability or incapacity.
In the event an agent named is your spouse, then that appointment and power shall automatically cease on the date any petition for divorce is filed by either of you against the other.
This power of attorney states, the laws of the State of Missouri, specifically including the Durable Power of Attorney Law of Missouri, shall apply to this General Durable Power of Attorney and that the interpretation, validity, durability, and/or operation of same shall be governed by said law, regardless of any subsequent change in my legal residence.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). Your website advertising was somewhat deceptive regarding doing a quitclaim on a name change. "If you are transferring the property to yourself under your new name, all you have to do is update the deed from your former name to your current one." This made this sound easy. But when I downloaded the material for my state, expecting to find an example, there was no example of how to do a name change quitclaim deed! I therefore had to figure this out myself. You might have provided a warning about certain uses that were not covered in the material so that people know ahead of time that the use they needed to know about wasn't covered in the material.

Very easy to use and no hidden costs. You get to download whatever you need and can save it and even reuse it. So it's like having your own library of form that you pay for once. They even give you more related forms than you ask for and it turned out we needed some if those forms as well. The forms meet what our county requires for margins in records and so on. So I will use deeds.com again when I need a different kind of legal form.

The process was fast and efficient. I did get a bit confused after entering info for my package but soon realized I had completed this part of the process and only needed to leave the page and wait for review of the document and then the invoice. It was pretty simple. After payment of the invoice I was notified that the document had been submitted. A few hours later I received notice that the document was recorded by the city. It was fast!

First time user - process went very smooth and fast. It took me a little to find my messages. At first I didn't know you process documents other than deeds so maybe you should consider putting on your home page that it's not only for deeds - it's for any document that needs recording. :)

Was driven to this site by the county website. It took a bit of work having to create an account, etc. The example was useful; however the example only showed both parties in the same county, nor did the instructions mention anything about differing counties. This caused an oversight on my part.
