Missouri Notice of Intent to File a Mechanic's Lien
Mechanic's lien claimants who have not contracted directly with the owner (or the owner's agent) of the subject property must ensure proper notice is delivered to these parties before claiming a lien. In Missouri, the proper form of notice is a document called a Notice of Intent to File a Mechanic's Lien.
Every person except the original contractor shall give ten (10) days' notice before filing the lien, to the owner, owners or agent, or either of them, that he holds a claim against such building or improvement. R.S.M.O. 429.100.
The notice must set forth the party responsible for paying, identify the owner and lien claimant, the common name and address, and legal description of the subject property, a description of work or services provided including dates, the general contractor's name and address, and the amounts due along with any extras or past payment deductions noted. Id.
Any officer authorized by law to serve process in civil actions, or by any person who would be a competent witness may serve the notice. Id. When the Notice is served by an officer, his official endorsed return counts as proof of service. Id. If served by any other person, the fact of such service must be verified by affidavit. Id.

Great product. It would be better if the document files were not embedded within other files. It made downloading a little confusing. The titles of the forms did not match exactly word for word, which required a lot of back and forth to make sure I had downloaded the proper document. What would be great is if once you download a document, the hyperlink changed color, or somehow denoted the document had been downloaded. Just a suggestion. I was not able to use the form after paying for it. The words in red would not let me type over them and I could not get a blank document. Useless.
Each forms package includes a blank form, a guide, and a completed example. The red text appears in the completed example to show how a finished document may look; the blank form is the editable document intended for customer use. Because our products are do-it-yourself legal forms, we canceled the order and payment when it was clear the customer was not able to identify and use the blank form included in the package.

I sent Deeds.com an email with a question, asking for a little guidance as to which form(s) I need, but I'm waiting for a reply. My wife and I own 3 homes (2 in Indiana & 1 in Florida). We are needing to deed each to ourselves and put them into our living trust. I asked Deeds.com to please help by suggesting which forms I need for this. I do not want to get the wrong ones. I have not received a reply yet. When I receive a helpful reply and am able to purchase the correct forms, I am fairly certain my rating will go from 1 to 5. I withhold judgement until later.
