Missouri Personal Representative's Deed for an Independent Personal Representative
The laws governing Missouri probate proceedings are codified at Chapters 472-475 of the Missouri Revised Statutes.
An independent personal representative's deed is a fiduciary instrument used to transfer a decedent's interest in real property to a purchaser. A personal representative (PR), who may alternately be referred to as either an executor or an administrator, is the person appointed by the Probate Division of the Circuit Court to manage the decedent's estate.
Use the personal representative's deed in independent administration when the PR is authorized to sell real estate under a power conferred by the decedent's will ( 473.457, RSMo). The PR's deed must meet all state and local standards for content and format. It also makes reference to the deceased owner and the probate case, and might require supporting documents such as an official copy of the death certificate.

I was in despair as I needed to file two (2) very important documents with the County. Due to Covid the office was closed and my only recourse was to E-Fie with a service provider. I was fortunate enough to hear about Deeds.com. They were specific, courteous, patient and most of all productive. The site delivered just what it promised - I needed a specific deed formatted for a specific county/state, and they delivered it at a great price. One note for improvement - it is not intuitively obvious that I could go back and re-download if necessary and this caused me stress, but a follow up email alleviated this. Great service!

instead of the rep giving me instructions on how to summit the documents,with 3 pages, he or she told me i had all night to figure it out!!! wow...because of that i rate the service very poorly...fast to get it done but very poor customer service...so...i give them a 2.5 rating.

I was very pleased with the document I downloaded. I was able to edit it easily and save a copy both as a permanent copy or one that could still be edited. I also liked being able to cut and paste longer paragraphs. It cost a little more than I expected; however, it was worth it be cause I didn't have to fill it out by hand. Great job!

I downloaded the quit claim deed form and saved it on my computer. I opened it with Adobe and filled it out. The space for the legal description was too small (2 lines only) which did not allow enough room for the long property description that I had.

I would absolutely use this service again. It was very convenient and I was pleasantly surprised at how responsive the staff was letting me know updates to my recording package. Also, my documents recorded immediately. I did have trouble uploading my document in the beginning because I didn't realize it had to be a pdf file. Once I figured that out, it was immediately accepted. Great service!
