The Montana Uniform Probate Code (UPC), codified under Title 72 of the Montana Code, governs probate in that state.
A personal representative's deed is a fiduciary instrument used to convey real property from an estate to a purchaser. A personal representative (PR), who may also be referred to as an executor or an administrator, is the person appointed to manage the decedent's estate.
PR deeds must meet all state and local standards, and may require supporting information, depending on the situation. Record the completed deed of distribution in the county clerk/recorder's office of the county wherein the subject property is located to transfer title.
Execute a PR deed pursuant to a court order for sale when partition among multiple distributees cannot be conveniently made; to facilitate payment of the estate's debts; or as directed by the decedent's will. The personal representative need not seek approval to complete any transaction authorized by the UPC under 72-3-613, including sales of real property, unless the estate is subject to formal probate.

Thank you! My husband and I went in the get notary stamps for a Special Warranty Deed and a Post Nuptial Agreement. The representative was very knowledgeable and thorough with the notary process. I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

Creating my enhanced lifde estate deed was rather easy but I am not happy. After buying the 3 form package for about $29 and crating my legal form... was not happy with your disclaimer than you cannot guarantee the form will meet required legal standards. I was convinced you all knew what you're doing since the forms are supposedly specific to Polk county, Florida.

The Beneficiary Deed is easy to fill out, expecially with the examples/explanations provided. The only recommendation I would make is to state that the Parcel ID and the Assessor's ID are one in the same. I looked everywhere for something that mentions "Assessor's ID" in my paperwork to no avail. Upon calling the Maricopa Assessor's number in Maricopa I was told that they are the same.

You think you're purchasing 1 form for $25 but you are getting several which explains the $25. My printer ran out of black ink and I couldn't change the color of the text so that it would print. I couldn't copy and paste it to Word and work on it there. I'm going to purchase ink today so that it will at least print right. I will have to retype the text in Word; not good.
