When Montana land stands in two names, a conveyance out of it takes two signatures. This Montana quitclaim deed form recites two grantors: both owners join in one instrument, each on a separate signature line with its own notary acknowledgment certificate, and together they release to the grantee every interest either of them holds in the described real property. No warranty of title travels with the release; what the grantee receives is the sum of what the two signers actually own.
One instrument, both interests
A quitclaim from co-owned land is only as complete as its signature block. Each co-owner of Montana real property holds a separate undivided share, and a deed reaches only the shares of the people who sign it; a share that nobody released stays outstanding on the title. Putting both grantors on the same quit claim deed closes that gap in a single recording: one legal description, one grantee section, one trip to the clerk and recorder, and both undivided interests released together. The operative language runs from both signers at once, remising, releasing, and quitclaiming all of their right, title, and interest, and it states expressly that no covenant arises and that later-acquired title does not pass.
The two-grantor pattern in the record
Two heirs passing their inherited fractional shares to one relative, siblings ending a co-ownership left over from a family transfer, spouses conveying jointly held acreage into a single name, and co-owners releasing together so a buyer of a disputed strip takes whatever both of them had: these are the arrangements that put two grantor blocks on one Montana conveyance. The form recites exactly two record owners, each signing personally and in an individual capacity. It is not set up as a sole-owner instrument, and a trustee, personal representative, or business entity conveyance recites capacity language this deed does not carry. Where the two signers are married to each other and the land carries a recorded homestead declaration, Montana law requires the conveyance to be executed and acknowledged by both spouses, an execution pattern that matches this form's architecture line for line.
Two signatures, two certificates
Section 9 carries a labeled signature line for each grantor, with printed names and dates, and two acknowledgment certificates follow, each built on the Montana short-form certificate in Section 1-5-610 of the code. Because each signer takes a separate certificate, the two grantors are free to sign on different days, in different counties, or in different states entirely; the completed example shows one grantor acknowledging in Missoula County a day after the other. Montana permits remote online notarization as well, with the notary physically located in the state.
From two signatures to the county record
The deed records with the clerk and recorder where the land lies, and it never travels alone: Montana pairs every deed evidencing a transfer with a Realty Transfer Certificate, the Department of Revenue's Form RTC, which declares the consideration on a confidential filing rather than on the face of the deed. The statewide recording fee runs $20 for the first page and $10 for each page after it, with a $10 surcharge reserved for documents that ignore the state's format standards; this form is built to those standards, so the surcharge never comes into play. Bottom line - it was certainly worth the $21 (+-?) I paid for the form and instructions, etc. Admittedly the form is a little inflexible in terms of editing for readability but I understand that offering greater flexibility would likely make theft more likely. So I'm happy with what I got. One suggestion - add more info about what's required in the "Source of Title" section.

it would be nice to have explanation of all the forms required.
