This form is initiated by the current beneficiary/lender, appoints a successor trustee who reconveys the Trust Indenture/Deed of Trust. This is typically performed when the loan/note has been paid in full/satisfied and the original trustee can't or won't reconvey the Trust Indenture/Deed of Trust in question.

From the time the substitution is filed for record, the new trustee is vested with all the power, duties, authority, and title of the trustee named in the trust indenture and of any successor trustee.

I purchased the La St. Tammany Parish Quit Claim Deed as a gift for a friend. Currently waiting on a lawyer to draft his second version of what a La Quit Claim should look like. I have downloaded this St. Tammany La packet for simplicity and double protection for my friend. So far, I really like what I see from Deeds.com, short and to the point. It's truly a breath of fresh air. Thank you so much. Layperson Cathy for a friend.

The program fields should allow the customer to change font size and allow additional space for information to be place on the Deed. Not Bad, still needs improvement.

Thank you for your feedback Maurice. Unfortunately we do not make the requirements for things like font size and margins, we only make the documents to be compliant with them.

I was able to download the TOD deed form with no issues and it showed immediately. I appreciate that there is a sample provided on how to complete the form. Once downloaded this form is yours and can be changed ,if you make an error. This form is not complicated and is recognized by the County Court House where I filed the document. I am very pleased this form is available to process on my own and the fee is very reasonable. TY.

Thank you, Mary Lou. We are glad the transfer on death deed downloaded smoothly and that the completed sample made the process clear. It is great to hear your county recorded it without any trouble. We built these forms so property owners can handle the filing themselves with confidence, and at a fair one-time price. Thank you for choosing Deeds.com.

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results. I also have two parcels in New Mexico under the same situation, so if this is successful, I'll gladly be back. Thank You so very much. Don Martin
