Questions answered? Let's get started!
In Nebraska, a Deed of Trust is the most commonly used instrument to secure a loan. Foreclosure can be done non-judicially, saving time and expense. This process is called a Trustee Sale. There is no automatic stay of a trustee's sale under the Nebraska Trust Deeds Act, whereas in a typical judicial foreclosure a borrower would be entitled to a stay of the sheriff's sale for anywhere from three to nine months depending upon the maturity date of the real estate mortgage
There are three parties in this Deed of Trust:
1- The Trustor (Borrower)
2- Beneficiary (Lender) and a
3- Trustee (Neutral Third Party)
76-1003. Trustee; qualification.
(1) The trustee of a trust deed shall be:
(a) A member of the Nebraska State Bar Association or a licensed real estate broker of Nebraska;
(b) Any bank, building and loan association, savings and loan association, or credit union authorized to do business in Nebraska under the laws of Nebraska or the United States or an agency of the United States Department of Agriculture involved in lending;
(c) Any corporation authorized to conduct a trust business in Nebraska under the laws of Nebraska or the United States; or
(d) Any title insurer authorized to do business in Nebraska under the laws of Nebraska.
(2) The trustee of a trust deed shall not be the beneficiary named in the trust deed unless the beneficiary is qualified to be a trustee under subdivision (1)(b) or (c) of this section.
Basic Concept. The Trustor (Borrower) conveys property title to a Trustee (Neutral Party). A Trustee or beneficiary can take an action against any person for damages. Use this Deed of Trust for financing vacant land, residential property, small commercial property, rental property (up to 4 units), condominiums and planned unit developments.
(Nebraska DOT Package includes forms, guidelines, and completed examples) For use in Nebraska only.

Special Warranty Deed I can't seem to type all my info in the blank spaces. It won't allow me to type any more. Maybe you should consider either allowing typists to type more (leaving more space) or allowing more room to type more.
Thank you!

Five star rating. I requested a copy of the deed to my house and it arrived very quickly and for a fraction of the cost that it would have cost me on other sites. Great company. Will do business again. Five stars.
Thank you!

I had an issue due to the fact that I had many beneficiaries. I was and still am not sure how to handle this. We do have Adobe Pro and can modify the form, if needed. But I would like to talk to your organization for more information.
While we are unable to assist you specifically with completing the document we can note that this is addressed in the guide. Information that does not fit in the available space should be included in an exhibit page.

Lee County, FL did accept the "Satisfaction of Mortgage" form. It was easy to fill out except for a couple of areas. Your fill in areas need to accommodate for whatever space needed for the pertinent information we as customers have to fill out. As individuals, banks have their own. Example when there are more than 1 party and information needed. Example of Document #; I was 1 number short (using Exhibit A was ridiculous.) So I had to write in the # after printing. Very unprofessional looking on a legal document. Just saying. Also, in Lee County, FL your document # is called "Instrument #, not said in your instructions. Hope this information helps for updates on your forms.
Thank you for your feedback. We really appreciate it. Have a great day!

I used the quitclaim deed form, it was easy to fill out, had notarized and was accepted by the county's recorders office. Having a example form made it so much easier to fill out.

It wasn't really what I needed I read and read and read and read and I thought I was to do with for filing for probate or probate executor but instead it was for the property if you are executor and but it wasn't very clear on that so it didn't work for me so I was kind of wasted money
Sorry to hear that Norman. We've gone ahead and canceled your order and payment.
