Releasing a Memorandum of Land Contract in Nebraska is important because the memorandum is a public record that signals an equitable interest in the property. If it’s no longer valid—due to payoff, default, rescission, or other reasons—it needs to be formally released to prevent legal and transactional problems.

Prevents a buyer from later claiming ongoing interest or breach. Frees up the seller to sell, lease, or finance the property again.
5. Protects the Buyer
If the buyer walked away or defaulted, recording a release formally cuts off future responsibility.
Prevents confusion about taxes, liens, or legal obligations tied to the land contract.

My only concern was lack of adequate space in portions of your beneficiary deed blank form which then required me to use 3 exhibits to complete all necessary documents for the county recorders office. Great do it yourself forms (I used the Quitclaim deed). If you think you're going to need a lot of hand holding you might consider hiring an attorney. The guide and general information provided by deeds.com will help if you have some idea of what you are doing and you are willing to research a little. Your mileage may vary but for me, this was a very efficient and economical way to get my quitclaim deed done.
