Deed of Distribution for Personal Representatives in Nevada
Following petition, record a deed of distribution pursuant to a court order to convey, transfer, or deliver property as proof of a distributee's succession to the decedent's interest in real estate.
The personal representative (PR) is an individual with a fiduciary obligation to distribute the decedent's assets in accordance with the will, if one exists, and following the relevant laws. Letters issued by the court authorize the PR to administer a decedent's estate using probate.
Deeds executed by personal representatives must meet all state and local standards for form and content. In addition, they name the PR as grantor and reference the decedent whose estate is being probated. The deed also identifies the judicial district and county processing the probate of the estate, and recites the case number and details about the court order confirming the sale. A copy of the order for distribution must be recorded alongside deed of distribution in the office of the county recorder in the county where the subject parcel of property is located (see NRS 151.110)
The deed of distribution includes a covenant to the grantee that the PR has legal power and lawful authority to convey and release the title.

Great product. It would be better if the document files were not embedded within other files. It made downloading a little confusing. The titles of the forms did not match exactly word for word, which required a lot of back and forth to make sure I had downloaded the proper document. What would be great is if once you download a document, the hyperlink changed color, or somehow denoted the document had been downloaded. Just a suggestion. You have my email address if you have questions. STILL! Five stars for you guys. I would not let that hiccup dissuade me from buying any form package from you guys. Thanks!

The form was very easy to use and the sample tool you had was very helpful. the only problem i had was saving the document and then trying to find it later. I finally was able to figure out how to save it. but i still cannot find the saved document on my computer. Luckily i printed it before i closed it and did not need to make any changes.

It worked great- I had a little trouble at first with the site, figuring out where to do what, but the form was much better than the one we purchased at Staples, loved being able to fill out with the computer. We did need the other form as per the screen prior to ordering but couldn't figure out which one. The ladies at the recorders were great too.
