Use the correction deed to amend a previously recorded warranty, special warranty, or quitclaim deed.
A correction deed explains and corrects an error in a prior instrument, especially if such an error might cloud the title and potentially affect its future transfers. The correction deed passes no title, but reiterates and confirms the conveyance effected by the previously recorded document. Therefore, it must be executed from the original grantor to the original grantee and recorded in order to be legally valid.
The correction deed should reference the prior conveyance by type of error, date of execution, date of recording, as well as by recording number and location. Beyond that, it restates the information given in the prior deed, thus serving as its confirmation. The original instrument remains on record as well.
Deeds of correction are most appropriate for minor errors and omissions in the original deed, such as misspelled names, omission of marital status, or typos in the legal description. More substantial changes, such as adding a name to the title or adding/subtracting a portion of land to the legal description of the property, usually require a new deed of conveyance instead of a mere correction deed. When in doubt, seek legal counsel to determine the most appropriate instrument for a case that involves such a material change.

This service is amazing! We have tried several other online recording services which all disappointed. Deeds.com got all three of our documents recorded same day as invoice payment. Thank you for the quick turn around! We will be using this service often.

I am a civil engineer, not an attorney. I deal with easements on a regular basis but not so much on the "recording" side of things. I normally prepare the graphic exhibits that accompany the dedication language but I am not the one who provides that language. Your forms solved that issue for me. Thanks.
Thank you!

I followed the instructions to download the form for my Mac, typed in the legal description of the real property but the space provided for it would not expand so I just typed the form into Word as a document. While I appreciate having the form to work with it would have been a breeze if it worked properly.
Your insights are invaluable to us and help us strive for better service. Thank you for taking the time to share your thoughts.

I was able to download the TOD deed form with no issues and it showed immediately. I appreciate that there is a sample provided on how to complete the form. Once downloaded this form is yours and can be changed ,if you make an error. This form is not complicated and is recognized by the County Court House where I filed the document. I am very pleased this form is available to process on my own and the fee is very reasonable. TY.
Thank you, Mary Lou. We are glad the transfer on death deed downloaded smoothly and that the completed sample made the process clear. It is great to hear your county recorded it without any trouble. We built these forms so property owners can handle the filing themselves with confidence, and at a fair one-time price. Thank you for choosing Deeds.com.
