New Mexico has the Deed of Trust Act.
Foreclosure can be done non-judicially, saving time and expense. This process is called a Trustee Sale. After the Trustee sale the borrower has a right to redeem the property. This form allows one-month vs nine-months.
NM Statute 48-10-16(A)
Except as otherwise provided in Subsection E of this section, the redemption period after a trustee's sale shall be nine months, or the period provided in the deed of trust, whichever is the lesser period, and shall begin to run from the date of the trustee's sale. In the deed of trust, the parties may shorten the redemption period to not less than one month.

There are three parties in this Deed of Trust:
1- The Grantor (Borrower)
2- Beneficiary (Lender) and a
3- Trustee (Neutral Third Party)
Basic Concept. The Grantor (Borrower) conveys property title to a Trustee (Neutral Party). A Trustee or beneficiary can take an action against any person for damages.

Use this form for financing residential property, small commercial, rental property (up to 4 units), condominiums and planned unit developments. A Deed of Trust and Promissory Note with stringent default terms/conditions can be beneficial to the lender, mostly used by investors or parties selling and/or financing a real property.

The process was easy and cost was reasonable. My only suggestion is to allow user the ability to shorten the space between the county and state and the space after the month. I needed to draw a line at the courthouse before they would file it.

It was very easy to order,download, and print. The only issue I have is that the guide that came with my form really did not help me filling it out. I feel the explanations could have been better and suited more for the standard person. I was still confused when filling it out and will probably have to get a lawyer to make sure it's filled out correctly

Sorry that this a little late. I'm VERY HAPPY with everything. The deeds paperwork was just what I was looking for. It was very to fill out, it was different than n the folks used years ago. I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website
