The powers granted to the agent are broad and sweeping, defined in Chapter 32 of the North Carolina Power of Attorney Act, that became effective January 1, 2018.
This POA is effective immediately and is a Durable Power of Attorney, (the incapacity of the principal does not terminate the power of attorney.) A predetermined termination date can be set into this document and/or may be revoked by the principle at any time by providing written notice to the Agent. 32C-1-102 (2)
This POA includes a Substitute Agent in the case the Agent can't or won't act.
1. (The successor agent has the same authority as that granted to the original agent.
2. The successor agent may not act until all predecessor agents have resigned, died, become incapacitated, are no longer qualified to serve, or have declined to serve.) 32C-1-111 (b)
In general, a NC Power of Attorney is NOT required to be recorded unless a real property transfer or a business transaction occurs on behalf of the incapacitate principle. Although recording may not be required it is considered prudent. This form is formatted to meet N.C. recording standards.

Example deed given did not apply to married couples as joint owners with both being grantors. The example and directions also did not show how to write more than one grantee as equal grantees. Both would have been helpful when husband and wife are granting their property to their children equally. Also when attaching the exhibit A with the property description the example did not say "see exhibit A"in the property description area, so I didn't write that. Luckily the recorder of deeds allowed me to write it in. I think directions and examples for multiple scenarios would be helpful.

I liked having the forms. Some may need to know they can look at the legal Description from online county records, then type up in Word document line by line, the degree sign in Word program is achieved by using alt and 248 on number pad. Then on the form page one write SEE Exibit A and title your Word program description as Exibit A. Goes without saying the legal description should be looked over many times and it is easier to do so if you format your Word the same lineage as the legal description online which is usually not text which is why you have to retype it.

The documents' format contained information needed to complete the necessary paperwork for filing with Georgia. However, the fields were not large enough to put the legal description in, and there was no way to enlarge the area. These were only semi-helpful in providing what I needed per Georgia's filing requirement.

We have been waiting for a Title Company to put a release of Lien together for the past 3 months. I figured it was taking way to long and decided to use template here instead. In less than hour I was able to add all the information on the template and provide forms to our Seller to use. We were buying and he didnt think they were necessary. But I refused to pay him in full until he agreed to sign papers at the bank, and of course in front of a notary. We turned around and filed the Release of lien paperwork at County Clerks office, we officially own our house. Thank you!
