Limited Power Of Attorney For Real Property Specific Real Property Transaction (N.C.G.S. 32C-3-303)
This is a recordable form used for a real property transaction. It allows the agent to perform one of four tasks on behalf of the principal.
1.To finance the purchase of a property secured by a deed of trust encumbering the property, or
2. To refinance the property secured by a deed of trust encumbering the Property, or
3. To purchase a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is buyer, or
4. To sell a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is seller.
This limited power of attorney becomes effectively immediately and can have a set termination date. If a date is not provided, it terminates in one year.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). The deed itself was easy. I did notice that although the website says that the deed would exempt the house from probate, the deed clearly states that it might not. I hope that "might " is the operative word here.

Order Process: 5 Stars - very easy
Material Received: 2 Stars
Issues:
1. Printing- Document would not print in format displayed. Format would continually shrink to approx 2/3 size thus not useable for formal doc submission to County Records office.
2. Document Format- Data insertion fields (addresses) were not of correct size for data input. I needed a 4 line input space but was limited to only 3 lines. Also, Date field (year) was mis-oriented in-so-much that the 3rd digit (inputted) overlapped on 2nd digit (pre-printed) and also was of noticeably different font.
3. Useability- Hand-written input space provided (for Notary) was deficient in space and spacing. It was a challenge to utilize the space available to complete fully and maintain legibility.
Overall - the document worked marginally as advertised, I did need to re-write the entire document myself. It is a good concept but I'd recommend that Deeds company improve the downloaded forms for actual useability, readability, functionability.

AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. The website was extremely easy to use and the cautions about not disclosing personal information were so clear and personal, they made me feel secure in knowing this site was not trying to rip me off. Very professional. Well done.
