A second or third tier subcontractor will be prohibited from enforcing a lien when a contractor when the Notice is posted on the property and filed with the Clerk of the Superior Court.

The Notice includes: (1) the name and address of the contractor; (2) the name and address of the owner of the real property at the time the Notice of Contract is recorded; (3) a general description of the real property to be improved (such as street address, tax map lot and block number, reference to recorded instrument, or any other description that reasonably identifies the real property); and (4) the name and address of the person, firm or corporation filing this Notice of Contract. Deeds.com made the recording of our Deed in a county where we do not reside, VERY easy! Customer service was great with all my questions answered immediately via my account portal. Very user friendly service! I wish the available documents were a little less pricey, but all in all, to get the job done right, I'll probably utilize the document downloads in the future.

I am grateful to have their service available as driving to downtown Phoenix to record documents is always a daunting prospect. Their assistance in recording our firm's documents has been 100% accurate and a pleasure.

I needed a quitclaim deed to transfer ownership of a home. An attorney wanted $400.00 to file the deed. I downloaded a blank deed for my area from deeds.com. I received it instantly. (Small fee) it came with instructions and a template. I filled it out and submitted it to the County Clerks office.it was simple and I saved a lot of money. There may be other forms you need, check with whoever you are submitting the deed. You'll have additional fees, but that is up to the municipality in which you reside. It will be helpful if you have the latest deed on file. It was much easier than I thought. This is an easy website to navigate through and it is 100% legitimate. I recommend Deeds.com.

Was a bit skeptical because I'd never heard of it, but just got something submitted and confirmed recorded in less than 24 hrs. UI could use some work but other than that, straightforward and works!

Extremely helpful team of professionals who are patient when you need to get things filed correctly. Very small price for the comfort of knowing your DOCUMENTS are FILED with you local Recorder's Office. Some of the filings, if they are correctly formatted are already uploaded and official within a few hours. Here's the ALTERNATIVE you may encounter. For Example: King County Recorder's Office moved which means most filings are backed up 7-10 days if you DROP your filing in a BOX with your CHECK or MAIL IT. Neither is a great option, since they have no WALK IN HOURS.

The Lady Bird Deed appears to be fine with me as are the instructions. However, there apparently are no specific laws in Texas addressing them other than they are OK. The problem is that lenders are surely going to use them as triggers for their due on sale clauses, especially as the current small mortgage rates begin to increase. The solution to that seems to be to sign and have them notarized, but not to record them unless the holder needs to enforce the provisions. It seems to me that you should consider your solution to that problem in your instructions.
