Lien waivers are used to preemptively give up lien rights in exchange for inducing a payment. In Oklahoma, the legislature has not provided for any required form of a lien waivers, so common law principles of contract allow for the parties to use a form that suits their needs, as long as purpose of the document (waiving a lien) is made clear.
The lien waiver form contains information about the lien claimant, property owner, amount of payment, and a description of the labor or materials furnished. Once the document is signed and recorded, lien rights are waived in accordance with the payment amount. Therefore, it is of vital importance to verify that payment has been made before signing any lien waiver.

The Mineral Deed transfer form was pretty good. Could have used more info in the guide about where to find legal property descriptions and source of title. Also more space on the pdf for entering return addresses - there was room for only one; I needed three. I will be sending the form to the County Courthouse soon. I hope it works.

I called the county clerk office yesterday that i wanted to get a deed e-filed and recorded. I was told they are not accepting documents in person because of the COVID 19 pandemic that I have to mail it. I found Deeds.com online and in less than 24hrs i have my document. The service was prompt and attentive to my questions. I would've just appreciated a heads up that I also needed to contact the county directly (and provide contact info) to receive a certified copy of the document (Notice of Commencement) in order to submit the certified copy to the Building Department. This was an extra step that I haven't had to complete before using another eRecording service. Even if this extra step is a result of the county's system. I would still have expected a head's up (since there wasn't any info regarding this on the county's site for eRecording).
