Releasing a Mechanic's Lien in Oklahoma
Liens that expire or are otherwise no longer valid must be released. In order to release property from a mechanic's lien, a lien release form needs to be executed. There is no statutory lien release form, although under principles of contract law and the potential for civil damages caused by the lien, a lien claimant should release property when the lien is no longer justified.
In Oklahoma, the lien claimant must execute a form stating the lien has been paid off and should therefore be released and discharged from the record by the county clerk. The clerk is then authorized and directed to enter the satisfaction of the Lien onto the Lien Journal.

I am a litigator based in Lee County that rarely needs to record deeds or mortgages. However, at times, the settlement or resolution of a dispute results in the conveyance of real property. I ended up in a situation where a deed to real property in Bradford County needed to be recorded on behalf of a client. My usual e-recording vendor does not include that County. Registering with Bradford County's regular e-recording vendor would have required an expensive and unnecessary annual fee. Deeds.com was easy to use, inexpensive and fast. I highly encourage its use, especially for lawyers that occasionally need to record instruments but do not do so regularly.

My one suggestion is that there be an added sentence to your instructions that sates that once you upload there is nothing more to do as in a "submit" or "Finished uploading" button. You think you're purchasing 1 form for $25 but you are getting several which explains the $25. My printer ran out of black ink and I couldn't change the color of the text so that it would print. I couldn't copy and paste it to Word and work on it there. I'm going to purchase ink today so that it will at least print right. I will have to retype the text in Word; not good.
