Requesting a List of Laborers and Material Suppliers in Oklahoma
As a property owner, it's important to get a sense of who is involved in a construction or improvement job on your land because some of these individuals might have eventual lien rights. It's always a headache to deal with a mechanic's lien levied by a subcontractor or other supplier you never even had contact with, even more when you paid your contractor in full.
Sending the contractor a request for a list of laborers and material suppliers requires the contractor to provide a complete list of all laborers and material suppliers who have furnished labor and/or materials for the improvement of the property. The form also demands a mailing address and any other available contact information from each of the laborers and subcontractors along with an accounting of whether those parties have been paid in full or in part. Id. That way, if you discover parties that are unpaid, you can withhold that appropriate payment from the contractor to protect yourself from any lien.

Great to have a downloadable form, rather than a cloud solution that gives no guarantee of privacy. Appreciated the sample.......but all of that still left me with open issues about how to tweak the form to serve my particular needs......for example: how to ensure that survivor rights were properly characterized; how far back I should go with the "Source" section + how I should layer my own additions to the chain of ownership, etc. Nonetheless, an overall happy experience. I am so glad I found this resource! As the Executor of a family members estate I wanted to save money by bypassing a lawyer as it seemed pretty straight forward to tranfer a Life Estate to the remainderman. (I had original deeds). The forms were immediately available for download, which was nice. However, I was not impressed by the lack of several features: 1) there was no way to edit set text in the form, such as where it says you should consult an attorney. That is not necessary for recording the deed and I wanted to deleted it, but could not. 2) Also, under the "Notes" section, there is a limited area to write; I tried adding a fuller explanation of something, but the form would not accept or include it when I printed the final document. The form may do the job, but it's not very sophisticated or elegant.
