Requesting a Lien Waiver in Oklahoma
Sometimes it's necessary for a property owner to request a lien waiver from a contractor in exchange for paying the contractor any amount owed. With a waiver, contractors agree to give up their rights to file a lien against the title for any outstanding balance due.
A property owner may request that a contractor provide the owner with a lien waiver from each and every person who performed labor or furnished materials for the improvement of the property. The request form identifies the parties, the project's location, and relevant dates. Deliver the request via a US Mail service with delivery confirmation.
Failure to provide lien waivers from these parties may allow the property owner to withhold payment to the contractor in the amount of any unpaid claims for labor or materials.

Overall positive experience; especially liked immediate access to downloaded documents and instructions. My only concern was lack of adequate space in portions of your beneficiary deed blank form which then required me to use 3 exhibits to complete all necessary documents for the county recorders office. This service is excellent. I submitted a Quickclaim Deed so my home would be in the name of a Living Trust I had just created. This was my first attempted at any of this and the staff person, KVH, who reviewed my Deed was extremely helpful and quick to respond to any questions I had and to make sure the Deed had the correct information before submittal to the county for recording. I started the process one afternoon and by the next day, the Deed was submitted to, and recorded in, my county. I will use them again whenever needed.

I was very impressed with the Mineral Deed form, especially with the instructions to fill it out AND a copy of a completed for to compare against. This definitely saved me money for an attorney. The one thing I don't understand, though, is why I could not save the completed Deed to my hard drive. I did have to change a few things after the fact and I had to re-type the entire page to make the corrections. If not for this, I would definitely rate the forms and instructions as a 5 star.
