Transfer on death deeds (TODDs) in Oklahoma are governed by the Nontestamentary Transfer of Property Act (Title 58 O.S. 1251-1258), enacted in 2008.
Unlike standard deeds, which convey an irrevocable interest in real property, transfer on death deeds may be changed or cancelled, provided that any modifications to the recorded TODD are filed, during the owner's life, for recording with the same office that accepted the TODD. The Oklahoma Statutes do not provide a specific form for this purpose, but they define the requirements for lawful revocation at 58-1254.
Basically, there are two ways to revoke a transfer on death deed in Oklahoma. The owner can execute and record a new TODD, conveying the potential future interest to someone else, effectively cancelling the earlier transfer (58-1254(B)). The other method involves executing and recording an instrument of revocation (58-1254(A)). Just as with TODDs, this instrument must be recorded during the owner's life. Revocation instruments are useful because they serve as a clear statement of the transferor's intent. TODDs may not be revoked by a will (58-1254(C)).

It all started out well, then I was abruptly told that I would have to submit the documents directly to the recording office. No explanation was offered and I wasted a lot of time on your website for nothing. Very disappointing, as the concept of e-recording is what is needed in 2026.
We reviewed your order and our support messages. The document uploaded for recording was a very low-quality scan that did not meet the county’s eRecording image requirements. Our staff asked that a clearer scan be uploaded, but the same image was submitted again.
Because the document could not be processed electronically, we advised recording it directly with the county recorder’s office.
E-recording systems require clear, legible document images that meet county standards. When those requirements cannot be met, recording directly with the recorder is often the fastest option.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). You had the generic document that I was looking for Yay! The "example" page was helpful and reassuring. The auto input sections of my document looked ok until i printed it and then it appeared to be out of alignment which is why my rating is lowered to 4 stars it would be nice to have the ability to correct the title (created by me) when downloading PDFs for an e-filing

I am not very happy about the fact that I paid 27.00 to not even have the forms filled out. I thought that it was going to be all done for me and I was told that I need a lawyer to have the form filled out properly.
