A quitclaim deed that is intended to release any land or interest in land in Pennsylvania should be signed and acknowledged by the parties executing it and recorded in the proper county. A Certificate of Residence that lists the grantee's name and address and is signed by the grantee must accompany the quitclaim deed presented for recording (PS 16-9781).
The legal effect of recording a quitclaim deed in Pennsylvania is to give constructive notice to subsequent purchasers, mortgagees, and/or judgment creditors of the parties to the conveyance (PS 21-357). In order for a quitclaim deed to provide constructive notice, at least one of the following conditions must be satisfied upon recording: the Uniform Parcel Identifier is included and it is indexed properly in an index arranged by parcel identifier numbers, or the quitclaim deed is indexed properly as to the party in all alphabetical indexes (PS 21-358). A deed that is not acknowledged or recorded is fraudulent and void to any subsequent bona fide purchaser or mortgagee or holder of any judgment, without actual or constructive notice unless such deed, conveyance, contract, or instrument of writing is recorded before the recording of the deed or conveyance or the entry of the judgment under which such subsequent purchaser, mortgagee, or judgment creditor shall claim (PS 21-351).

Really good product, included guide to filling out forms. Totally pleased with that part. Customer service however was terrible. Did not hear back after I sent two emails. The site signed me up but after I was accepted they would not allow me to download a form, with the notation my account was closed. Had to use another email. Had problems with that. Finally got off of site and went to a login site that allowed me to download the forms. If you can get past setting up your account, it is fantastic site. Nice price compared to alternatives. Also I recieved two validation codes. Have no idea why they were sent.

What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you. Sign up process was fine. The search could be refined a bit to make it easier. Rather than being presented with a large number of fields and trying to figure out, it say street suffice (Drive, Street, Lane) are needed and with what spelled out, what abbreviated it would be nice to have them presented as questions with examples. The $30 price point of r a deed is way too high for me as an appraiser. This is why I didn't complete the transaction.

I was counting on deeds.com to help me with a closing I was working on. I stumbled with the instructions but when I recovered there were no problems. The instructions were helpful and the deeds etc. were just what I needed. I give deeds five stars. I am 76 years old and when the application asks for the user's name I always think they want my name. WRONG. I am trying to learn computer speak.

The process was fast and efficient. I did get a bit confused after entering info for my package but soon realized I had completed this part of the process and only needed to leave the page and wait for review of the document and then the invoice. It was pretty simple. After payment of the invoice I was notified that the document had been submitted. A few hours later I received notice that the document was recorded by the city. It was fast!
