A quitclaim deed that is intended to release any land or interest in land in Pennsylvania should be signed and acknowledged by the parties executing it and recorded in the proper county. A Certificate of Residence that lists the grantee's name and address and is signed by the grantee must accompany the quitclaim deed presented for recording (PS 16-9781).
The legal effect of recording a quitclaim deed in Pennsylvania is to give constructive notice to subsequent purchasers, mortgagees, and/or judgment creditors of the parties to the conveyance (PS 21-357). In order for a quitclaim deed to provide constructive notice, at least one of the following conditions must be satisfied upon recording: the Uniform Parcel Identifier is included and it is indexed properly in an index arranged by parcel identifier numbers, or the quitclaim deed is indexed properly as to the party in all alphabetical indexes (PS 21-358). A deed that is not acknowledged or recorded is fraudulent and void to any subsequent bona fide purchaser or mortgagee or holder of any judgment, without actual or constructive notice unless such deed, conveyance, contract, or instrument of writing is recorded before the recording of the deed or conveyance or the entry of the judgment under which such subsequent purchaser, mortgagee, or judgment creditor shall claim (PS 21-351).

Laborious process to gain access; need to indicate PRIINT when complete and inform that if page is backspaced, entered info disappears, necessitating starting all over again. rnThere is only one “A” provision, when some documents have several more. Space is too limited in some instances to provide what is necessary for recording. Thank you
Your feedback is valuable to us and helps us improve. Thank you for sharing your thoughts!

I ordered the Deed package for my state of NJ and the county I needed to prepare the documents. I was able to complete everything that is required to close on an investment property. Fast easy with step by step instructions no matter your situation. Definitely will recommend to family & friends. Save $ instead of paying others to do the same thing you can do yourself.
Thank you for your feedback. We really appreciate it. Have a great day!

It was easy to download. And your guide was informative as was the completed form for an example. But I wish that I had been able to edit the forms online and then print.
My handwritten info is just not as crisp.
Thank you for your feedback. We really appreciate it. Have a great day!

Ease and speed of recording are remarkable. This is especially true of deeds with problems: I often get feedback within minutes and can correct problems immediately and still complete the filing in the same day. I wish more counties accepted electronic filing! It would be helpful to list counties that do/do not accept electronic filing so I would not have to upload documents to find out my effort was fruitless.
We are grateful for your feedback and looking forward to serving you again. Thank you!
