One owner, one signature line, one notary certificate: this fillable South Carolina Warranty Deed is set up for a single individual grantor conveying real property with the full warranty of the state's statutory conveyance form. The package delivers a general warranty deed configuration, the deed South Carolina buyers customarily receive in a residential sale, prepared for recording with any of the state's registers of deeds.
A warranty that reaches the whole chain of title
South Carolina supplies its conveyance form by statute. Section 27-7-10 of the South Carolina Code carries the operative words granted, bargained, sold, and released, and its warranty clause binds the grantor and the grantor's heirs, executors, and administrators to warrant and forever defend the property against the grantor, the grantor's heirs, and every person whomsoever lawfully claiming it. Section 27-7-20 makes that clause optional, which is what separates a warranty deed from a quitclaim: the warranty exists only where the deed states it. This form carries the clause in full, so the grantee receives the grantor's covenant against title claims arising at any point in the chain, not merely during the grantor's own ownership.
One grantor, start to finish
The form's architecture follows its single signer. Section 1 names one grantor; the execution section carries one signature line over a printed name and date; and one acknowledgment certificate, in the individual short form wording of Section 26-3-70, closes the document. Two subscribing witness blocks complete the South Carolina execution pattern, because the statutory form is executed in the presence of two credible witnesses and recording law requires the deed to be acknowledged or proved before recording. A sole owner selling a house, a single heir conveying inherited land after probate closes, and an unmarried owner making a full warranty transfer present the one grantor pattern this deed carries. The form carries exactly one signature block; title held by two owners, by a trustee, or by a company follows a different signature architecture than the single block here.
The derivation clause recorders look for
South Carolina is unusual in requiring a warranty deed to say where the title came from. Section 30-5-35 directs that a deed conveying an interest in land contain a derivation clause, naming the prior deed's grantor and recording date or, for inherited property, the decedent and the probate court, along with the grantee's mailing address, and the register may decline a warranty deed that omits the clause. The form gives the derivation clause its own numbered section, and the guide shows what a complete entry looks like for purchased and inherited titles alike. A tax map number blank sits with the legal description, since the large counties list the TMS number among their deed recording requirements.
Recording and the deed stamps
Recording fixes priority in South Carolina: under Section 30-7-10 the deed affects later creditors and purchasers for value without notice only from the day and hour it is recorded in the county where the property sits. At recording the county collects a recording charge and the deed recording fee of $1.85 for each $500 of the property's value, supported by an affidavit of value or exemption under Section 12-24-70; the guide walks through the fee arithmetic and the statutory exemptions, including transfers of $100 or less in value and deeds between spouses under federal Section 1041. The pages reserve 1.5 inches at the top and bottom for recording stamps, matching the strictest published county intake rules found among the state's largest counties.

I was trying to register a financial statement (non real estate document). There was no link or statement on the home page to indicate that this could be done. All I had to do was to create an account, name and then upload the document. It took me over a day and several phone calls to the local deed recording office to try to figure this out. You had the generic document that I was looking for Yay! The "example" page was helpful and reassuring. The auto input sections of my document looked ok until i printed it and then it appeared to be out of alignment which is why my rating is lowered to 4 stars it would be nice to have the ability to correct the title (created by me) when downloading PDFs for an e-filing
