This form is used by the current lender/beneficiary to Assign/transfer a Deed of Trust and Promissory Note to another party, this is usually done when a note has been sold.
Recording requirements include:
- Assignor & assignee
- Debtor's name
- Reference original Volume & Page of assigned document
- Maximum Principal Indebtedness for Tennessee Recording Tax Purposes is $0 (If amount is listed taxes must be paid)
Current Borrowers must be notified of the assignment. Notification consists of contact information of the new creditor, recording dates, recording instrument numbers, changes in loan, etc. Included are "Notice of Assignment of Deed of Trust" forms.
The Truth and lending act requires that borrowers be notified when their Deed of Trust debt has been sold, transferred, or assigned to a new creditor. Generally, within 30 days to avoid up to $2,000.00 in statutory damages, plus reasonable attorney's fees. Systematic violations can reach up $500,000.00.

The Oregon TODD transfer on death deed template worked great and was easy to use. They had instructions and a guide that had good pointers to filling everything out. It took about 2 weeks to mail in my filled TODD and receive it back from the county with their stamp. Would definitely use this service for other documents

This is the first time that I have used this service. An employee at the Clerk and Register office in Arizona suggested that I try Deeds.com to find the form I needed and the county office could not provide. I am a licensed Realtor in Colorado with a 43-year career and this service has not been necessary in my own state but it was extremely helpful in finding a form in Arizona. This was exactly what I needed. For $25-$30 it gave me the formatted document I needed and made it so easy to input the info. I wouldn't recommend it to someone who has no clue what they're doing, but for somebody who knows all the info and just needs a formatted page to input it onto, this is perfect.
