This form is used by the current lender/beneficiary to Assign/transfer a Deed of Trust and Promissory Note to another party, this is usually done when a note has been sold.
Recording requirements include:
- Assignor & assignee
- Debtor's name
- Reference original Volume & Page of assigned document
- Maximum Principal Indebtedness for Tennessee Recording Tax Purposes is $0 (If amount is listed taxes must be paid)
Current Borrowers must be notified of the assignment. Notification consists of contact information of the new creditor, recording dates, recording instrument numbers, changes in loan, etc. Included are "Notice of Assignment of Deed of Trust" forms.
The Truth and lending act requires that borrowers be notified when their Deed of Trust debt has been sold, transferred, or assigned to a new creditor. Generally, within 30 days to avoid up to $2,000.00 in statutory damages, plus reasonable attorney's fees. Systematic violations can reach up $500,000.00.

Nice site, easy to maneuver around, and walks you thru completing forms. However, at the end, the forms listed poorly explained. It would be helpful to have better explanations of the forms so people know which forms they really need to download.

I was skeptical after experiencing other websites. However not only did we get the form we needed for a fraction of the cost vs going to an attorney, the additional resources (guides and samples) made the completion of the Enhanced Life Quitclaim deed quite simple, quick, and painless. We were having difficulty getting my mom to agree to meeting with an attorney or even considering a Lady Bird deed. Deeds.com gave us the ability to move forward with necessary actions with family members walking my mom through the steps, explaining the process and giving her plenty of time to find the needed information. She became part of the process which made it easy for her at a time when decision making was hard. We did everything in the comfort of her own home. The purchasing process was very slick and my credit card was charged IMMEDIATELY. The deliver went well as the link was provided immediately.
However I asked a question via the "Contact Us" link and days later I get a survey but no reply.
I may have been directed to the wrong forms via my County and I wanted to confirm that...but still no answer.
What would that deserve as a rating???
