Using an Indemnity Agreement to Protect from Liens in Tennessee

Property owners can protect themselves from a mechanic's lien on their land by executing an indemnity agreement binding both the contractor and indemnity company. By entering into an agreement, the insurer agrees to pay the contractor any amount that could otherwise be enforced through a lien placed on the property. This way, the contractor will turn to the insurance agency and not the land owner for any deficiency that is owed.

This indemnity agreement is designed to be used by contractors and material providers as well as property owners. Although this form is designed for ease of use, it may not be appropriate in every circumstance. It is always a good idea to consult with an attorney when drafting a contract between two parties.

I got exactly what I paid for. No fraudulent transaction on my card. I like that. This is an excellent service. Straight and to the point help. That e-recording process looks like a winner. When I get my forms filled out I might use that.

The DOCUMENT AND INFORMATION WAS JUST WHAT I WANTED AND NEEDED. HOWEVER, NAVIGATING THE ON LINE PROCESS WAS A PROBLEM.. AT ONE POINT IT LOOKED LIKE I HAD PAID FOR THE PRODUCT AND LOST CONTACT WITH THE SYSTEM. I FINALLY GOT TO PRINT WHAT I PURCHASED. FOR SUCH I WOULD ONLY GIVE A FOUR STAR RATING.

Thank you, James. We're glad the documents and information met your needs, and we appreciate you pointing out the navigation issue. Feedback like this helps us improve the ordering experience. Thank you for your review and your business.

Easy to use, I would recommend deeds.com. I would recommend visiting your county recorder before having document notarized. They will review document and make sure everything you need is on the deed, before having notarized.

Perfect. Downloaded the forms with no issues, filled them out, had them notarized and recorded all in just a few hours (most of that time was spent at the recorder's office). Highly recommend.

The product is as advertised. I was unable to navigate this process because It is complicated and I am concerned about doing it wrong. The law is written in stupid language to make it difficult for all and keep the layering business going. Its a solid form but did not work for me. Thanks Chris

Thank you for your feedback Christopher. Sorry to hear that we’re not comfortable completing the process. It is always best to seek the advice of a legal professional is you are not completely sure of what you are doing.

I filled out the deed, had it notarized, and recorded. No problems. I put this off for so long. Once I had the form it was recorded in one day.
