Releasing a Mechanic's Lien in Tennessee
Lien claimants must grant releases when the lien is no longer effective because it has been paid off or for any other reason.
If a lienor whose lien has been forfeited, expired, satisfied or adjudged against the lienor in an action on the lien, fails to cause the lien provided by this chapter to be released within thirty (30) days after service of written notice demanding release, the lienor shall be liable to the owner for all damages arising therefrom, and costs, including reasonable attorneys' fees, incurred by the owner. Tenn. Prop. Code 66-11-135(a).
A valid release form under this section identifies the parties, the location of the work or improvement, a reference to the recorded notice of lien, relevant dates and payments, and any other information necessary for the specific situation.
The lienor must file the release in the office where the notice of lien was recorded. Tenn. Prop. Code 66-11-135(b). The fee for recording shall be the fee required for the recording of a release or satisfaction of a mortgage as provided by law. Id. The lien shall be deemed released on the day on which the release of the lien is recorded in the proper office. Tenn. Prop. Code 66-11-135(c).

Great service ! Hawaii is not a "forms state" so unfortunately the public has no way to get templates on our local gov site but deeds.com to the rescue. I didn't have any problem downloading and filling out the form on my computer and printing it yesterday. I didn't know what to put for "Source of Title". I called the county recording office; they didn't know either and said to leave it blank. I got the form notarized at my bank and took it in to the recording office. They checked it, accepted it, I paid a fee, and it's done. So easy. My children will appreciate that I've done this. Added note: You do have one typo on your form--you left out 'at'. It should read: "You should carefully read all information at the end of this form."

I needed a quitclaim deed to transfer ownership of a home. An attorney wanted $400.00 to file the deed. I downloaded a blank deed for my area from deeds.com. I received it instantly. (Small fee) it came with instructions and a template. I filled it out and submitted it to the County Clerks office.it was simple and I saved a lot of money. There may be other forms you need, check with whoever you are submitting the deed. You'll have additional fees, but that is up to the municipality in which you reside. It will be helpful if you have the latest deed on file. It was much easier than I thought. This is an easy website to navigate through and it is 100% legitimate. I recommend Deeds.com.
