Once the underlying contract is satisfied, terminated, or otherwise no longer in effect, it is essential to release the memorandum of record.
Common reasons to release a Memorandum of Contract in Tennessee
1. The contract has been fully performed, and the deed has been delivered and recorded.
2. The contract has expired without full performance.
3. The contract has been canceled or terminated, whether by mutual agreement or default.
4. The memorandum was recorded in error or relates to an offer that has been withdrawn.
Why release is required:
Failure to record a release may result in a “cloud on title,” hindering the seller or buyer from subsequently selling, refinancing, or insuring the property, as the memorandum constitutes a recorded claim against the property.

Your documents were very helpful. I went ahead and filled in all the info for the Release of Lien document. It was easy to do with your example. Forms are fine, but the inability to download a completed form is not. Nor is the ability to convert to another format. Everytime I went to download, the form erased. I didn't have a printer available, so everything I did was to waste.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.
