Once the underlying contract is satisfied, terminated, or otherwise no longer in effect, it is essential to release the memorandum of record.
Common reasons to release a Memorandum of Contract in Tennessee
1. The contract has been fully performed, and the deed has been delivered and recorded.
2. The contract has expired without full performance.
3. The contract has been canceled or terminated, whether by mutual agreement or default.
4. The memorandum was recorded in error or relates to an offer that has been withdrawn.
Why release is required:
Failure to record a release may result in a “cloud on title,” hindering the seller or buyer from subsequently selling, refinancing, or insuring the property, as the memorandum constitutes a recorded claim against the property.

After spending $21 to obtain a Quit Claim Deed form, I realized that I was in over my head. The process for obtaining document itself was easy, and the included guide and example are great! I do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the 'property description' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat. Fortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.
