Once the underlying contract is satisfied, terminated, or otherwise no longer in effect, it is essential to release the memorandum of record.
Common reasons to release a Memorandum of Contract in Tennessee
1. The contract has been fully performed, and the deed has been delivered and recorded.
2. The contract has expired without full performance.
3. The contract has been canceled or terminated, whether by mutual agreement or default.
4. The memorandum was recorded in error or relates to an offer that has been withdrawn.

Failure to record a release may result in a “cloud on title,” hindering the seller or buyer from subsequently selling, refinancing, or insuring the property, as the memorandum constitutes a recorded claim against the property.

I’m in Clearwater, FL and needed to record a something in Palm Beach County. Deeds.com made the entire process incredibly simple.
