Questions answered? Let's get started!
Two people hold the title, and both of them sign the deed. This form prepares a Texas deed without warranty for exactly two grantors, each a natural person conveying in that person's own capacity, under Chapter 5 of the Texas Property Code. The deed names a First Grantor and a Second Grantor, carries a signature block and an acknowledgment certificate for each, and conveys the property to the grantee with no warranty of title.
Two grantors, two signatures, two certificates
Section 1 of the deed is fixed text: the deed is made by two grantors, each a natural person conveying individually, and both join in and sign. The two grantor blocks beneath it take each grantor's name as it appears in the vesting deed, any status words the grantors supply, and a mailing address. Section 11 carries the two signature blocks, headed FIRST GRANTOR and SECOND GRANTOR, and two acknowledgment certificates follow, so the grantors may sign on different days or before different notaries; in the completed example one grantor acknowledges in Collin County and the other in Dallas County three days later. Spouses conveying community property, two co-owners who took title together in one deed, and two heirs who received the same tract present this configuration. The form recites two grantors and no more; a sole owner, an entity, a trustee, an agent under a power of attorney, and three or more owners each follow a different execution pattern.
When the second signature is not optional
Texas marital property law supplies the most common reason two names appear on the conveying side. Family Code Section 3.102(c) places community property that is not sole management community property under the joint management, control, and disposition of both spouses, and Family Code Section 5.001 provides that neither spouse may sell, convey, or encumber the homestead without the other's joinder. Where the two grantors are married to each other, their two signatures are both the joint disposition Section 3.102(c) contemplates and the joinder Section 5.001 describes. The deed prints nothing about marital status; status words, where supplied, follow the names in Section 1, as in the example, which recites a husband and wife.
Conveys the land, promises nothing about it
Property Code Section 5.022(b) provides that a covenant of warranty is not required in a conveyance, and Section 5.023 reads two covenants into the words grant and convey unless the conveyance expressly provides otherwise: that the grantor has not already conveyed the estate to someone else, and that the estate is free from encumbrances. Section 9 of this deed is the express provision otherwise: it names both statutory covenants and excludes them, along with every other covenant of title arising at common law or by statute. Section 8 keeps the instrument on the conveyance side of the line Texas courts draw between a deed and a quitclaim: the grantors grant, sell, and convey the Property, and the deed states that it passes the Property itself and not merely the grantors' right, title, and interest in it. A no-warranty deed of this kind sits outside Section 13.006, under which a recorded quitclaim stops serving as notice after its fourth anniversary.
What the grantees receive and how they hold it
The grantee block is open. It receives one or more grantees by name and mailing address, together with any vesting designation the grantees supply. For two or more grantees who are not married to each other, Estates Code Section 101.002 provides that a deceased co-owner's interest passes by will or intestacy rather than to the surviving owner, and Section 111.001 permits a right of survivorship only by written agreement, never inferred from joint ownership alone. The completed example conveys to two adult children as tenants in common in equal undivided shares.
Recording in the county where the land lies gives the notice Property Code Section 13.001 describes; the instrument prints each grantor's name under the signature line as Local Government Code Section 191.007(e) requires and leaves the top of the first page open for the clerk's stamp. The package contains the blank deed as a fillable PDF, a completed example built on a Collin County fact pattern in which a married couple conveys a platted lot to their two adult children, and a plain language guide covering the statutes, every numbered section, the forms of cotenancy a grantee may take, signing, and recording. The materials are informational and are not legal advice.

I purchased this thinking I would be able to complete the QuitClaim Deed myself because an example was provided, but you still need to be a lawyer to figure all the wording out. It was not worth the price I paid for it.

Five star rating. I requested a copy of the deed to my house and it arrived very quickly and for a fraction of the cost that it would have cost me on other sites. Great company. Will do business again. Five stars.

There is not enough room on the form to describe my property which was taken directly from the previous deed. Other than that worked as expected.

Review: Forms are on point, to the point, and cover the vast majority of situations. Would not suggest if your deal is overly complicated but most situations are not complicated at all.
Thank you!
