The Demand for Payment form is used by unpaid individual claimants to demand payment of their claim on an owner who is authorized to withhold funds under 53.083(a) of the Texas Property Code. The demand form also provides notice to the owner that all or part of the claim has accrued under Texas Code 53.053 or is past due under the agreement between the parties.
The claimant must also send a copy of the demand to the original contractor. If the original contractor intends to dispute the claim, he must give the owner written notice no later than the 30th day after the day he receives the copy of the demand. Failure to respond in a timely fashion implies approval of the demand and the owner must then pay the claim.
The Demand for Payment identifies the parties, the project, and relevant dates, services/materials, and fees. It is a required step in securing an eventual mechanic's lien on the owner's property if the claim remains unpaid after demand is sent.
The form does not require a notary seal or other verification, nor is it filed in the local land records. Instead, deliver the demand for payment via certified or registered mail, with a return receipt requested.

It would be helpful if the numbers on the instruction sheet were on the form. I was confused on page two if the signatures were for witnesses or buyer (grantee). I do like the form and will use it in the future. Also page one Grantee's signature only has one line and if there are two buyers need another line.

My overall experience was positive. Little trouble uploading documents but resolved. I had two mineral deeds to file in Arkansas, two different counties, exactly the same form, only difference being property description; one was completed, one was canceled. I emailed to inquire why and the reply was in an automatic email indicating that email address was not monitored and if further action would be taken on Deeds.com part, I would be notified. Other than that, I would recommend their services to avoid using snail mail.

I would absolutely use this service again. It was very convenient and I was pleasantly surprised at how responsive the staff was letting me know updates to my recording package. Also, my documents recorded immediately. I did have trouble uploading my document in the beginning because I didn't realize it had to be a pdf file. It was very difficult to maneuver through your website the wording on certain things are very difficult to figure out. I can't seem to get through to one place that I want versus what I don't want.
