How to obtain information from a subcontractor on a private project:
The Request for Information from a Subcontractor is a form letter used to obtain information from a subcontractor regarding the identity of persons the subcontractor furnished with labor or materials, persons furnishing labor or materials to the subcontractor, and details on whether any payment bond has been posted.
Under TEX. PROP. CODE 53.159(c), a subcontractor, on written request by an owner of the property being improved, the original contractor, a surety on a bond covering the original contract, or any person furnishing work under the subcontract, shall furnish to the person the following information within a reasonable time, but not later than the 10th day after the date they receive the request:
1) The names and addresses of each person the subcontractor purchased labor or materials for the project (other than those materials which the subcontractor furnished his or her own inventory)
2) The names and addresses of each person that the subcontractor furnished labor or materials for the construction project.
3) Whether a payment bond has been provided on the project, and the name and address of the surety and a copy of the bond.
Send the request like a standard business letter. It does not need to be verified or notarized. Deliver the form to the subcontractor through certified U.S. Mail with return receipt requested.
If the requester is not in direct contractual relationship with the subcontractor on the project, that person may require payment of the actual costs they incur in producing the information, to a maximum of $25.00. TEX. PROP. CODE 53.159(e). Therefore, some choose to enclose a check with the request form, up to $25.00, to cover costs.
If the subcontractor fails to furnish the required information, he or she may be liable for reasonable and necessary costs incurred in procuring the requested information. TEX. PROP. CODE 53.159(f).

Delivery of documents was instantaneous once payment is received. Thank you for that. For future clarification to potential users, Deeds.com may want to categorize the type of easement documents that are available. I was needing a 'utility easement' form and received an 'ingress/egress' form. Had I known it was an ingress/egress document, I would not have made the purchase. Outside of this issue, this site is very helpful for the average layperson to hold guardianship over personal interests.

It was frustrating to get the scans done but that might have been due to a learning curve. After 4 tries they were accepted. I couldn't figure out how to delete or close the failed attempts. Waiting to see if Recorder office has changed the title.

This site was easy to use for access to State forms for filing in Montmorency County clerks office. Not only did I find claim form but a sample claim was available for assisting on how to complete your form correctly. Found this so very useful for us (public resident) to fill in the form as a .PDF file that prints out typed form - rather than handwritten entries. There is a fee but your access is always available on internet to this site in the future. Saved me time using this site and My filed form looks professional. You have access to several other forms if needed.

Lee County, FL did accept the "Satisfaction of Mortgage" form. It was easy to fill out except for a couple of areas. Your fill in areas need to accommodate for whatever space needed for the pertinent information we as customers have to fill out. As individuals, banks have their own. Example when there are more than 1 party and information needed. Example of Document #; I was 1 number short (using Exhibit A was ridiculous.) So I had to write in the # after printing. Very unprofessional looking on a legal document. Just saying. Also, in Lee County, FL your document # is called "Instrument #, not said in your instructions. Hope this information helps for updates on your forms.
