Nothing on the party lines of this Texas warranty deed is decided ahead of the parties. The Grantor and Grantee blocks are open text, so the deed records one or two natural persons on each side in the words those persons actually use, while the operative section behind them carries the full covenant of general warranty that Texas Property Code Chapter 5 recognizes. This is the general configuration of the Texas warranty deed, also searched as a Texas general warranty deed form, prepared as a fillable PDF for recording in any Texas county.
Why the party lines stay open
Texas leaves the wording of a conveyance largely to the parties. Property Code Section 5.022 prints a statutory pattern, then provides that a covenant of warranty is not required in a conveyance and that the parties may insert any clause or use any form not in contravention of law. Ownership arrangements answer to the same principle from the other direction: Estates Code Section 111.001 lets co-owners agree in writing that a deceased owner's interest survives to the others, and states in the next breath that no such agreement is inferred from the mere fact that property is held in joint ownership. A form that preprints a marital status or a co-ownership label therefore risks committing a word the parties never chose. This deed preprints none, and the guide explains what the blanks carry.
A warranty that answers for the whole chain
The operative section grants, sells, and conveys the property, carries the habendum through the rights and appurtenances, and binds the grantor and the grantor's heirs, executors, and administrators to warrant and forever defend the property against every person whomsoever lawfully claiming or to claim it. A covenant in that reach answers for a defect arising anywhere in the chain of title, not only during the years the grantor held the land, which is what separates a general warranty from a special warranty. Section 5.023 supplies two more covenants under the express one wherever a deed uses grant or convey, prior nonconveyance and freedom from encumbrances, and this form leaves both in place instead of writing them out. A reservations and exceptions section marks where the promise stops, and the operative language carries that section forward, so a listed easement, restriction, or mineral reservation sits outside the warranty.
One or two names on each side
The deed recites one or two natural persons as Grantor and one or two as Grantee, in any combination of those counts. Two grantor signature blocks appear, headed GRANTOR and SECOND GRANTOR (if applicable), and the form carries one acknowledgment certificate for each of them, so two signers may appear before different notaries on different days while a lone grantor leaves the second block and its certificate unused. Where Family Code Section 5.001 draws a spouse into a homestead conveyance, that spouse is named in the Grantor block and signs the second block, so the joinder travels through the same two-signer architecture. The form is not set up for a grantor that is a corporation, a limited liability company, a trustee, or an agent acting under a power of attorney, each of which signs in a capacity this instrument does not recite, and title standing in three or more names on a side presents a record two party blocks do not describe.
What reaches the county records
The deed goes to the county clerk where the land lies, under Property Code Section 11.001, and Section 13.002 then makes the recorded instrument notice to all persons of its existence. Section 13.001 leaves an unrecorded deed good between the parties and void against a later purchaser for value who takes without notice. No Texas deed transfer tax applies, and no return or questionnaire rides with it. The pages meet the Local Government Code Section 191.007 standards in 12 point type, the confidentiality notice described by Property Code Section 11.008 stands in boldfaced capitals above the title, and the top of page one is left clear for the clerk's stamp. A person handing a deed across the counter has shown government issued photo identification since December 4, 2025.

Deeds.com had much better and fuller information than any other help i found (90% complete vs 60 % complete); they tout how up-to-date they are on all the counties in the country and the idiosyncrasies of each county's forms and procedures; but some minor points of the info i needed were missing or confusing. Including that they sold me on e-Recording my deed through them, only to find out after i had done all the prep for that, that they had failed to tell me upfront (or i missed it somehow) that the county i was dealing with did not yet accept online recording. So, they were by far the best i found, but not 100%.
