1. A creditor/lender (or his duly authorized agent, attorney, or attorney-in-fact or any person to whom the instrument evidencing the indebtedness has been endorsed or assigned for the purpose of effecting such release.) VA Code statute 55.1-339(C).
2. Or a Settlement Agent, Pursuant to authority granted by Virginia Code 55.1-339(E).
3. Or a Title Insurance Company, Pursuant to authority granted by Virginia Code 55.1-339(E).

I wish all the forms had been in a downloadable package so that it wasn't so difficult to make sure I had them all. Too many pages open on the click throughs. I haven't had a chance to fill them out but hope they are all there.

Had trouble filling in the forms not very user friendly. The text always had to be manipulated to look in the best place. Could not easily move existing text to look more professional with the text being inserted.

I LOVE that very concise directions and a sample completed deed were included. They were incredibly helpful. I did like the quick response to questions and the refund of my purchase when they were unable to find a deed I needed. The download of forms, etc. was easy and the guides that were provided were good, but more information would have been nice as to where to find tax map #, parcel #, and district mentioned in Exemptions from Property Transfer Fees (and Declaration of Consideration or Value. In general, I was quite pleased with your product.
