To provide constructive notice of a pending lawsuit a Memorandum of Lis Pendens is filed when the claim brought forth (seeks to establish an interest by the filing party in the real property described in the memorandum.) Generally speaking a Memorandum becomes effective when recorded in the County or City, Circuit Court where the property is located. (8.01-268. (B))
The Memorandum of Lis Pendens shall contain:
(the title of the cause or attachment
the general object thereof
the court wherein it is pending
the amount of the claim asserted by the plaintiff
a description of the property
the name of the person whose estate is intended to be affected thereby,
and in an action to enforce a zoning ordinance a description of the alleged violation, shall be admitted to record in the clerk's office of the circuit court of the county or the city wherein the property is located;)(8.01-268. (A))

I took a chance and downloaded the Beneficiary Deed form -- would have liked to have been able to see the form before I paid, but I took a chance as everywhere else I looked online wanted me to fill out form online and then pay $30+ for each deed. Easement deed contract was easy to complete, however after additional research raises some concerns because the Ohio deed does not list a requirement for witness signatures and does not provide lines or an area for witness signatures. The document does provide the necessary area for the notary information and the grantor and grantee.
