To provide constructive notice of a pending lawsuit a Memorandum of Lis Pendens is filed when the claim brought forth (seeks to establish an interest by the filing party in the real property described in the memorandum.) Generally speaking a Memorandum becomes effective when recorded in the County or City, Circuit Court where the property is located. (8.01-268. (B))
The Memorandum of Lis Pendens shall contain:
(the title of the cause or attachment
the general object thereof
the court wherein it is pending
the amount of the claim asserted by the plaintiff
a description of the property
the name of the person whose estate is intended to be affected thereby,
and in an action to enforce a zoning ordinance a description of the alleged violation, shall be admitted to record in the clerk's office of the circuit court of the county or the city wherein the property is located;)(8.01-268. (A))

I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

The forms are extremely helpful. They could use some updating. Promissory note "...in the form of cash, check or money order." is a bit outdated. My note is with my son and we have an automatic bank transfer set up for payments. He could Venmo me. There are many other options and likely to be more changes in the future, so I know this is difficult to maintain.

I LOVE that very concise directions and a sample completed deed were included. They were incredibly helpful. I did like the quick response to questions and the refund of my purchase when they were unable to find a deed I needed. It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying
