When presenting a quitclaim deed to the county auditor in the state of Washington, it is required to be in writing, signed by the parties bound to it, and acknowledged by a person who is authorized to take acknowledgments. Additional formatting requirements will apply to a quitclaim deed. If a quitclaim deed that relates to community or separate property includes a description of real estate that is described by lot and block or addition or plat, it will not be admitted to record until the plat of such an addition has been made a matter of record (RCW 65.04.30).
In order for a quitclaim deed to be valid against a later buyer who purchases the same property in good faith and for a valuable consideration, it must be recorded with the county auditor in the county where the property is situated. The priority of a quitclaim deed is determined by the order of recording. In the state of Washington, the moment a quitclaim deed is filed for record, it is considered recorded.
The documents you receive here will meet, or exceed, the Grant County recording requirements for formatting. If there's an issue caused by our formatting, we'll make it right and refund your payment.

Review: Great forms - I got several property deeds and really appreciated that they came with the required state forms (for NY). the sample completed form is also really helpful. Attorney wanted hundreds- with this form it is the same amount of work but I can file myself for the cost of lunch!!

Review: I saved 225.00 with this purchase.Make sure you have an updated property description from your county tax collectors' office. In Bay county,Florida the tax office will email you an updated property description.I attached the email to the the deed.I had to change the date and they accepted a white out and ink correction on your form.

Review: The deed is great. However, I do not believe your Statement of Full Consideration is up to date as it does not give the reference for an exemption on the Transfer on Death Deed.
