Pre-Lien Notices in Wisconsin

Preliminary notices are an important step to securing a mechanic's lien and are often required to ensure the property owner has notice of who is working on his or her property so there is a chance to avoid a lien. Most states mandate the form of notice that must be provided. In Wisconsin, prime contractors are required to serve a notice of intent to file a construction lien

In Wisconsin, a claimant cannot claim a lien right or maintain an action to enforce a lien right, unless the lien claimant serves written notice on the owner of an intent to file a lien claim at least 30 days before timely filing the lien claim. Wis. Stat. 779.06(2). The notice is required whether or not the claimant has been required to and has given a previous notice of furnishing. Id. The notice must briefly describe the nature of the claim, the amount due and the land and improvement to which it relates. Id.

Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. in one of the reviews, the person said they wished that there was more room allowed for use in the grantor section. the reply was that they were sorry but there was only enough room for what was there considering margins, etc. that is not true. on the forms i downloaded there was plenty of extra room at the top of the page (about 2 inches) that was not being used.
