Pre-Lien Notices in Wisconsin
Preliminary notices are an important step to securing a mechanic's lien and are often required to ensure the property owner has notice of who is working on his or her property so there is a chance to avoid a lien. Most states mandate the form of notice that must be provided. In Wisconsin, prime contractors are required to serve a notice of intent to file a construction lien
In Wisconsin, a claimant cannot claim a lien right or maintain an action to enforce a lien right, unless the lien claimant serves written notice on the owner of an intent to file a lien claim at least 30 days before timely filing the lien claim. Wis. Stat. 779.06(2). The notice is required whether or not the claimant has been required to and has given a previous notice of furnishing. Id. The notice must briefly describe the nature of the claim, the amount due and the land and improvement to which it relates. Id.

Found the service useful and straightforward. The only recommendation would be to send an e-mail notification to the request or when their package is ready for download. Mine, apparently, was ready within and hour or so after placing the request but did not go back onto the site until a day later to find it was ready.

I recieved my document in a reasonable amount of time. I thought being a member i would be able to look up more than 1 document but it keeps asking me for more money. My county accessors office recommended this site. My Uncle passed away and did not leave a will and I needed to have his deed transferred into my name. I was able to do it using the sample Deeds.com provided. I used it as a guide to fill out the paperwork that I printed off of the Deeds.com site. I had no problem when I went to the county and turned in the paperwork and the clerk said everything looked great.

Re: Idaho Affidavit of Successor: Decedent's residence may be a state other than Idaho. Death certificate documnet# field is too small.

Using the Administrators Deed, pay attention to "Exhibit A". The blank will allow you to type a full legal description BUT it will not save it. Use "Exhibit A" to type the legal description. The form was great and I filed it this morning with no problems.
