Recording a release extinguishes that notice.
Without a recorded release, the buyer’s interest continues to cloud title. After release, third parties may rely on the record as though the memorandum never existed.

Easy to use but the quit claim deep looked old and dated. The example of how to fill out should have asterisks stating what is need and what can be skipped

Very satisfied with your service. Considering how complicated real estate titles are, this could not have been simpler. Your website worked perfectly.

I ordered a Transfer of Deed on Death document. It was easy to fill in, came with a useful guide and was customized to my county/state. It got the job done and was well worth the money!

It was outstanding, seriously, I had 3 e mail correspondences asking for information and providing feedback within 2 hours and was ready for submission at that point. I paid the invoice online and by the end of the day I had electronic verification that Registry of Deeds had processed my documents. That work is good stuff ! Pete

Thank you for your services...Attny office quoted a very large fee for the "TOD DEED" process, so this is very helpful that I am able to take care of this myself. If I would have researched your link sooner, I could have saved my Dad a lot of money for the "SURVIVORSHIP DEED". Thanks again & have a wonderful day:)

Not user friendly, and not an Adobe fan. The first page of Quitclaim Deed form cuts off the Parcel Identification line on the bottom. Also quite a few forms showed up to be downloaded , after I paid, so I was unsure if all the forms were part of the quitclaim package. I have adobe but was unable to locate the forms in adobe on my computer after I downloaded them. Just wanted to print out one quitclaim deed form, which would have taken less that 3 minutes. instead it took 97 minutes. Thank you, though, for having the form there.

The deed itself was easy. I did notice that although the website says that the deed would exempt the house from probate, the deed clearly states that it might not. I hope that "might " is the operative word here.

I never did this before and I found the service easy however confusing about the process and expectations. I had a trust prepared and needed to record our home deed to the trust. Now that I am almost finished waiting for the Maricopa county record the deed it seems so easy.

Very fast and efficient. Easy to fill out but was upset the latest tax exemptions ruled in 2014 did not seem to be included. Exclusion of sale to blood relatives, etc. _ the one I needed.
