Once recorded the Lis Pendens becomes constructive notice to would be (purchasers and encumbrancers.) After the Lis Pendens is filed any subsequent purchaser or encumbrancer will be bound by the proceedings as if they were a party to the action. Statute 840.10

The NV Clark County deed upon death was perfect! Our county doesn't offer a template, but rather has a long list of rules and specifications where they expect you to make your own document. I didnt want to risk making an unacceptable form so I purchased the template from Deeds.com. It was easy to use and very thorough. I found your instructions and sample for completing a quit-claim deed in Arizona to be simple and easy to follow with one exception. The website to use in order to determine the code for the reason for exemption of fees was incorrect, as a result of which I had to contact the County Recorder to obtain that information.
