Once recorded the Lis Pendens becomes constructive notice to would be (purchasers and encumbrancers.) After the Lis Pendens is filed any subsequent purchaser or encumbrancer will be bound by the proceedings as if they were a party to the action. Statute 840.10

I needed a quitclaim deed to transfer ownership of a home. An attorney wanted $400.00 to file the deed. I downloaded a blank deed for my area from deeds.com. I received it instantly. (Small fee) it came with instructions and a template. I filled it out and submitted it to the County Clerks office.it was simple and I saved a lot of money. There may be other forms you need, check with whoever you are submitting the deed. You'll have additional fees, but that is up to the municipality in which you reside. It will be helpful if you have the latest deed on file. It was much easier than I thought. This is an easy website to navigate through and it is 100% legitimate. I recommend Deeds.com.

A better or more simplified explanation of what some of the more common titles would be used for would help. You list 6-8 types of Trusts alone. An example of doing a Grant Deed to move a property into, out of, or from a Trust to a Trust would have been helpful.

I called the county clerk office yesterday that i wanted to get a deed e-filed and recorded. I was told they are not accepting documents in person because of the COVID 19 pandemic that I have to mail it. I found Deeds.com online and in less than 24hrs i have my document. It was very easy to order,download, and print. The only issue I have is that the guide that came with my form really did not help me filling it out. I feel the explanations could have been better and suited more for the standard person. I was still confused when filling it out and will probably have to get a lawyer to make sure it's filled out correctly
