Subcontractor Preliminary Notice in Wisconsin
In Wisconsin, subcontractors may only make a lien claim if they submit a Notice of Intent to File a Lien within statutory time limits.
No lien claim may be filed or action brought thereon unless, at least thirty (30) days before timely filing of the lien claim, the lien claimant serves on the owner a written notice of intent to file a lien claim. WIS. STAT. 779.06(2). The notice is required to be given whether or not the claimant has been required to and has given a previous notice. Id. It also briefly describes the nature of the claim, its amount, and the land and improvement to which it relates. Id.

This is the first time that I have used this service. An employee at the Clerk and Register office in Arizona suggested that I try Deeds.com to find the form I needed and the county office could not provide. I think it needs to be easier to enlarge print to fit an 8"x12" sheet of paper. Printing off samples is difficult to read as it is too small

The staff at Deeds.com was very patient and ensured the deed was in the correct format for recording. Had I tried to record it myself, it would have been rejected, as I did not have the home address for the 2 witnesses. I would definitely recommend deeds.com

I recieved my document in a reasonable amount of time. I thought being a member i would be able to look up more than 1 document but it keeps asking me for more money. I requested help, asking if I need to pay for each document but have not yet been answered. I appreciate the fact I got 1 document I needed quickly.
