When a grantor/owner of real estate under a Wisconsin transfer on death deed dies, the named beneficiary or beneficiaries gain the rights to the property by function of law. Even though this transfer is, in theory, automatic, the best way to ensure accurate and up-to-date ownership records is to file a completed and notarized transfer on death to beneficiary form TOD-110 with the register of deeds for the county where the land is located. By recording this document, the new owner formalizes the transfer and provides public notice of the new status.

not enough room for legal description. Wouldn't allow me to enter widow status in owner box. Not clear who to send it to so I printed it out and will ask the notary who I use for recording it.

Thank you! My husband and I went in the get notary stamps for a Special Warranty Deed and a Post Nuptial Agreement. The representative was very knowledgeable and thorough with the notary process. I found all the forms I needed to complete a Quit Claim Deed on Deeds.com. All the forms are available for download to fill in on my laptop computer. So far the experience has been very good. My only issue would be that the Quit Claim instructions could be more thorough and easier to understand. I am guessing that the State of New Jersey made up the instructions? Unfortunately this has cost me a huge amount of extra time to parse out EXACTLY the terms I need to write on the Quit Claim Deed form. I haven't started the Tax Forms, but hope they will be more straightforward. In general, I DO recommend Deeds.com!

Promissory note guidelines instruction No. 1 has misspelled Principle [sic]. Promissory note blank form number 1(c) the formatting of the P&I payment is not correct.
