About the Broomfield County Recorder's Office

Broomfield has a consolidated government. The Clerk and Recorder in Broomfield is the custodian of documents for real property located in both the city and the county.

Recording Fees

Colorado implemented a significant change to recording fees effective July 1, 2025. Beginning July 1, Colorado will implement a uniform flat recording fee of $40 per document, plus a combined $3 surcharge that includes $2 for the Electronic Recording Technology Board and $1 for the Clerk & Recorder technology fee. This brings the total to $43 per recorded document, regardless of page count.

Documentary fee: $.05 per $500 dollars of applicable sales consideration

Checks should be made payable to the City and County of Broomfield. If checks are made out to the wrong party or are not signed, the Clerk and Recorder will reject the documents and return them without recording.

Document Requirements

* Documents should be submitted with the correct fees. For deeds of conveyance, the documentary fee needs to be added in to the overall recording cost.

* In order to be digitally archived, a document needs to be legible and of good quality. To serve this purpose, documents should be on white paper and in dark ink.

* All documents should have at least a 1 inch top margin. The bottom, right, and left margins should be at least .5 of an inch.

* When mailing documents to the Broomfield County Clerk and Recorder be recorded, they should be in the order in which you want them recorded. Include specific instructions that explain what documents you are recording and the number of pages in each document. Staples or paperclips can be used to separate documents.

* On the front or back page of any document submitted for recording, a complete and accurate return address should be given. Return envelopes are appreciated but not required.

* Both the grantor and grantee must be named in the document.

* A grantee's address is required to be given on all documents that transfer ownership of real property.

* Any deed executed and recorded on or after July 1, 1992 which contains a newly created legal description shall include the name and address of the person who created such legal description.

Any conveyance document presented for recording shall be accompanied by the Colorado Real Property Transfer Declaration (TD-1000).
