About the Meagher County Recorder's Office
The Clerk and Recorder is responsible for recording and maintaining real property records in Meagher County.
Recording Fees
To record a standard document, the fee is $8 per page.
For non-standard documents, add a $10 document fee.

Document Requirements
* A document should be legibly printed or typed in blue or black ink on white paper that is either 8.5 x 11 inches or 8.5 x 14 inches.
* The first page should have a 3 inch top margin and at least 1 inch at the top and bottom of subsequent pages. Side margins should be at least 1/2 an inch. If an insignificant portion of a signature extends into a margin (such as the tail end of a letter), the document will still be standard. However, if a significant portion of a signature (such as a designation like Jr. or Sr.) extends into a margin, it will cause the document to be nonstandard.
* In the upper left corner of the first page, include the name and mailing address of the person to whom the document should be returned after recording. This may be legibly printed or typed in blue or black ink. If no return address is listed in the upper left corner of the first page, the document will be nonstandard.
* A whole document that is written in cursive will be nonstandard.
* If a document conveys an interest in real property, a legal description of the property must be provided. Street addresses or deed references are not legal descriptions. The full metes and bounds description; subdivision with lot number; or certificate of survey number must be included.
* On the first or second page of any document with more than one page, provide the names of the parties to the conveyance.
* Instruments must be acknowledged and signed by the grantor before they can be recorded.
* The grantee's address must be provided on an instrument of conveyance.
* Any instrument or deed evidencing a division or merger of real property cannot be recorded unless it is accompanied by a certificate from the county treasurer stating that taxes and special assessments have been assessed, levied, and paid.
All transfers of interest in real property must be accompanied by a fully completed Montana Realty Transfer Certificate. The certificate can be filled in online and printed to submit with the document by downloading it from the Meagher County, Montana Clerk and Recorder's webpage.
