Land records in Taos County are recorded by the County Clerk. The office is held by Valerie Montoya.

Copies of recorded documents may be obtained in person, by phone or via email. Documents are not available online; computers are available for public searches during office hours. Staff cannot perform title searches. Requests are normally fulfilled within 24 hours.

Other charges

StatewideIf a document being filed or recorded contains more than ten entries to the county recording index, the county clerk collects an additional fee of $25.00 for each additional block of ten or fewer entries to the county recording index from the document (NMSA 1978, § 14-8-15(C)). Of each $25.00 fee, $18.00 is deposited in the county general fund and $7.00 in the county clerk recording and filing fund (§ 14-8-15(E)).

Documents sent by mail are charged the same $25.00 fee. Plat fees are always $25.00, and the additional entry fee is not charged on plats. Certified copies: $1.50 + $.50 after the first page. Documents requested by email or fax carry a $5.00 processing fee plus $0.50 per page.

Documents must be originals with all required seals and signatures; certified copies are also accepted for recording. Notary information must be complete: signature, date, seal, and expiration date. Documents with white out are not accepted. Plats: 18x24 is accepted; at least one original and one black line copy are required, bearing a Licensed Surveyor's seal and signature.

Submitting documents

The Clerk's Office does not provide deed forms or any other type of form. Notary services are available at no charge to the public. Military discharge papers are recorded free of charge (NMSA 14-8-17). When a Last Will & Testament is recorded, staff require photo ID and a signed waiver acknowledging that the document will be public record.
