Under the Alaska Statutes, the beneficiary of an interest in property may disclaim the gift, either in part or in full (AS 13.12.801 Uniform Disclaimer of Property Interests Act). Note that the option to disclaim is only available to beneficiaries who have not acted in any way to indicate acceptance or ownership of the interest (AS 13.12.801 (j)).
The document must be in writing and include a description of the interest, a declaration of intent to disclaim all or a defined portion of the interest, and be signed by the disclaimant (AS 13.12.801 (f)).
File the disclaimer within nine months of the transfer (e.g., the death of the creator of the interest) in the court of the judicial district that has jurisdiction over proceedings regarding the administration of the estate of the deceased donor. In addition, deliver a copy, either in person or via registered or certified mail with return receipt, to the personal representative or other fiduciary of the decedent or done (AS 13.12.801 (b)). If real property is involved, record a copy of the document in the office of the recording district in which the property is located in order to avoid any ambiguity regarding the chain of title (AS 13.12.801 (e)).
A disclaimer is irrevocable and binding for the disclaiming party and his or her creditors (AS 13.12.801 (i)), so be sure to consult an attorney when in doubt about the drawbacks and benefits. If the interest arises out of jointly-owned property, seek legal advice as well.

The Deed of trust form was fine but the promissory note was less user friendly since I needed to change a few things that were fixed in the template. I ended up using white-out after I got no response when I emailed the help site that was provided in one of your emails, so it looks a little odd but should be usable

AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. The website was extremely easy to use and the cautions about not disclosing personal information were so clear and personal, they made me feel secure in knowing this site was not trying to rip me off. Deeds.com recorded documents for me without any issue. It's a good service and provides a lot of assistance on its web site. However, I asked for a printed receipt (i.e. an pdf copy of one), but after a staff provided me with an obvious answer, they simply ignored my follow up requests. I also asked a simple formatting question that they should have been able to answer; instead, they passed the buck and referred me to the recorder, which currently is a very time-consuming venture. They also have no telephone number for any issue. Generally, the service saves me the time and effort of physically recording a document, but when you think about $19.00 per recording seems like a steep price for the services rendered.
