Questions answered? Let's get started!

This document is a General Mineral Deed that transfers oil, gas, and mineral rights from the seller (grantor) to the buyer (grantee). It is important to note that this is a transfer of ownership, not a lease.

Rights Included: The deed covers the transfer of ownership of all types of minerals, including oil and gas. There are no exclusions or reservations, meaning the grantee receives all mineral rights encompassed in the deed.

Transfer Details: The grantor specifies the percentage of mineral rights being transferred. The grantee is granted the right to access the land for various activities such as mining, drilling, exploring, and developing the minerals. This also includes the rights to store, transport, and sell these minerals.

No Title Warranty: The grantor transfers the mineral rights without guaranteeing the title's validity. This means the grantee accepts the mineral rights as they are, without any assurance from the grantor that the title is free from legal issues or discrepancies.

Uses: Mineral deeds with quitclaim are often used in situations where the grantor wants to quickly release any interest they might have in mineral rights, such as in settling estates, resolving disputes, clearing up uncertainties about ownership in a title's history or when mineral rights have previously been severed or fragmented from surface rights and cloud a title, making it difficult to transfer property. Resolution often involves the holder(s) of the mineral rights, quit-claiming any rights he/she/they have or might have in the subject property.

Legal Considerations: The use of this deed can significantly affect your rights to the property. It's crucial to fully understand its terms and consequences. Seeking legal advice before executing this deed is highly recommended to ensure it aligns with your intentions and legal interests.

Communication is hard. The reps need to be empowered and encouraged to call the customers when necessary. They encourage 300 dpi resolution and under 2 MB PDF file, which is not even possible with our scanner. They made a vague comment about a legal description looking abbreviated but did not explain. They refused to call me. They said the county said "Image is light please darken", but the image looked fine to me. Maybe not their fault, but they refused to help work with the county on that for me. I followed their suggestion though and re-scanned at 300 dpi, but they misunderstood me and did not re-submit it right away. Over 48 hours later, it's still not recorded yet. I hope it will be today.

Forms seem direct, simple, not what a "big firm" might have, appear sufficient to do the job -- safety in following at least the basics

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results. I also have two parcels in New Mexico under the same situation, so if this is successful, I'll gladly be back. Thank You so very much. Don Martin

Working with one document at a time every thing was great, but the program will not let multiple documents save independently. When I saved a document and created another document the changes I made on the second document were on the 1st document. No big deal if your printing, but if your saving to email later, its an issue.

Good site. Two things to note. 1. The Documentary Transfer Tax Exemption sheet, the word "computer" is used when I think it should be "computed" Error in state form? 2. The California Trust Guide could have a watermark which is less distracting. Kind of hard to read the print with the DEEDS.COM logo so prominent.
